Windows
High performance insulated windows throughout. All operable windows include screens. All windows to achieve above building standard Sound Transmission Coefficient (STC) rating for noise insulation.
Siding
Masonry veneer with Hardiplank and Handipanel where noted on plans.
Main Entry Doors
Aluminum and glass doors at main residential entry.
Building Frame
Steel and reinforced concrete structure.
Exterior Walls
2x6 insulated metal stud walls.
Exterior Insulation
- Walls: 1" rigid insulation, with 6" fiberglass batt.
- Roof: minimum 4" rigid insulation.
- Floors (over garage): minimum 6" fiberglass batt, with heated garage ceiling cavity.
Balconies
Concrete with metal railings.
Balcony Doors
Full height glass metal insulated doors, double-glazed with integral locking hardware.
Unit Entry Doors
Flush, paint grade, solid core, fire-rated doors.
Interior Doors
- Flush, paint-grade, wood doors.
- All interior doors to be solid core construction.
Kitchen Countertops
Uba-tuba granite countertops. Other options available.
Kitchen Cabinets
- 36" high base cabinets.
- 36" high wall cabinets (except where dimensions will not allow) with adjustable shelves.
- Maple or Cherry Shaker style, with other options available for a limited time. Brushed stainless pulls.
Kitchen Appliances
- General Electric stainless steel series or equivalent.
- 30" 4-burner gas range with gas oven.
- 36" wide refrigerator.
- Under-counter dishwasher. Microwave with fan and carbon filter.
- Sink-mounted disposal.
Kitchen Plumbing
Double bowl or single bowl stainless steel sink with gooseneck faucet, or equivalent.
Bathrooms
- White Thermafoil vanity cabinet, with Zodiaq Quartz surface in Vesta Pearl, undermount white bowl and chrome faucet, or equivalent.
- White porcelain toilet, or equivalent.
- Fiberglass tub and shower base with chrome tub/shower fixture, or equivalent.
- Wall tile with tile accent strip over cement board tub and shower surrounds.
- Polished Chrome bathroom hardware.

- Hardwood flooring in main living areas.
- Premium grade quality carpet in bedrooms, with added-cost option for wood in bedrooms.

Drywall-wrapped cased openings.
Door Trim
3" nominal painted wood trim.

Brushed chrome levers.
Ceilings
Smooth finish ceiling. Ceiling height is approximately 9.5 feet.
Base Trim
4" nominal painted wood base (1X4 in closets).
Closets
Plastic coated wire shelving with integral rod.
Wall, Ceiling & Trim Finish
Primed and painted over smoothed surface, three coats total.
Laundry Appliances
- Extra-large front-load washer and gas front-load dryer in white.
- Side-by side models in most units; stacked in #01 and #11 unit series.
Communications
Telephone and cable wired to all units. Fiber optic connection to
building, copper wiring to units. Broadband internet accessible to
each unit.
Intercom System
Dedicated telephone-activated entry system in lobby.
Security
Cameras at residential lobby entry doors and garage doors connected to Concierge station at Atlantis Marina Lobby.
Unit Lighting
- Down lighting over kitchen area with under cabinet lighting over counters.
- Ceiling pendant fixture over kitchen counters where possible.
- Bathroom fixtures as indicated above.
Heating and Cooling Unit
Controlled air conditioning and heating system with ceiling ducts, dropped enclosed soffits, and unit specific rooftop compressor. Ultra efficient individual air conditioning systems rated at a Seasonal Energy Efficiency Ratio (SEER) that meets Energy Star requirements will provide both environmental benefits and cost savings to unit owners. Additionally, all air conditioning systems will employ "next generation" environmentally friendly refrigerant.
Domestic Hot Water
Individual gas-fired hot water heaters in each unit.
Electrical Power
100 AMP panel in each unit; each unit metered separately.
Demising Walls
Metal stud wall to achieve above-building-standard Impact Transmission Coefficient (ITC).
Interior Partitions
3 5/8 metal stud walls with drywall. Bathroom walls are acoustically insulated.
Furniture
Although furniture may be shown on floor plans, such as on Units #02, #03, #04, #07, #08, #09, and #10, no furniture is provided with the price of the unit.
Landscaping
Wide range of planting species in raised beds, borders and planting clusters. Landcaping will be integral in the public access paths to the waterfront as well as the public quadrangle to be created on the existing jetty.
