Windows

Given the proximity to the airport, sound mitigation was a top priority for the developers of The Residences at Atlantis Marina.  Its St. Cloud 920 Series windows are high-performance acoustical windows.  The windows are double-hung and have two operable sash planes, each glazed with different glass thicknesses in order to reduce vibration caused by sounds waves bouncing between the panes.  Residents will enjoy a sound transmission coefficient (“STC”) of 47, well above the STC of 41 that Massport offers to the citizens of Winthrop.  The windows come with up to a 10-year manufacturer replacement and repair warranty.

Siding

The Residences at Atlantis Marina are sided with Hardiplank and Hardipanel fiber cement board siding, manufactured by James Hardie Products.  Hardie products are at the forefront of technology in home siding, and the most popular brand of siding product in the country.  The Hardie products will stand up to weather conditions that can be severe in a waterfront setting.  The products also come with a limited, transferable 50-year warranty.

Flooring

The living areas of The Residences at Atlantis Marina will be floored with Mannington pre-engineered hardwood floors.  These floors are manufactured with 5-ply hardwood construction, and are engineered specifically to withstand the rigors of flooring on top of a poured concrete sub-floor.  Mannington pre-engineered wood floors will not buckle or warp due to changes in climate or from moisture infiltration from the concrete below, as solid wood floors are likely to do.  Mannington floors come with a 25-year finish warranty and a lifetime structural warranty.
